Two Levels of Assessment
We provide Flood Risk Assessments proportionate to the requirements of the site and the planning application.
Proportionate FRA (EA Standing Advice)
For lower-risk sites, we can produce a concise assessment aligned with Environment Agency Standing Advice.
This is typically suitable for:
- Flood Zone 1 developments
- Minor development or householder applications
- Sites with low or manageable flood risk
These reports are streamlined and focused, helping to support planning without unnecessary cost or complexity.
Full Flood Risk Assessment
For higher-risk or more complex sites, we provide a detailed Flood Risk Assessment.
This is typically required for:
- Development within Flood Zones 2 and 3
- Larger or more complex schemes
- Sites with identified flood constraints
- Applications requiring detailed consultation with the Environment Agency
These reports include a more detailed assessment of flood mechanisms, mitigation, and site-specific considerations.
When is a Flood Risk Assessment Required?
An FRA is typically required for:
- Development within Flood Zones 2 or 3
- Sites greater than 1 hectare in Flood Zone 1
- Developments at risk of surface water flooding
- Planning applications where requested by the Local Planning Authority
